Residential Real Estate Market Report - October 2025

 

Sales  - Average Price  - New Listings ​ - Inventory 

The Hamilton, Burlington, Haldimand, and Niagara North Real Estate Market saw a total of 757 residential homes sold through the Multiple Listing Service (MLS®) system of the Cornerstone Association of REALTORS® (Cornerstone) in October. This was only 16 fewer sales than last month, but still about 34% below what's typically expected for this time of year.

So far this year, year-to-date sales are 10.8% lower than at the same point in 2024. High inventory levels continue to outpace sales, keeping downward pressure on home prices.

The recent Bank of Canada rate cut wasn't quite enough to boost buyer confidence amid ongoing economic uncertainty. However, there was a decline in new listings in October, with 1,778 homes added, which helped improve the sales-to-new-listings ratio to 43%, moving conditions into a balanced market compared to 35% last month, which put us in a buyer's market.

It is worth remembering that each neighbourhood tells its own story, and market conditions can vary significantly from one area to another, making it all the more important to work with a local, experienced REALTOR® who understands the nuances of each community.

 

Area Breakdown – Sales

  • Hamilon (Including Flamborough, Dundas, Ancaster, Waterdown, Stoney Creek, and Glanbrook) recorded 463 sales in October, down 17.3% from the same month last year. Also, down from 475 sales last month in September. 

  • Burlington had 186 sales, down 15.1% year-over-year, and also down from the 165 sales in September. 

  • Across Hamilton, Burlington, Haldimand County, and Niagara North combined, there were 757 sales - down from 773 in September and down 20.3% compared to October 2024. 

 



Average Residential Prices

  • The overall average price across the region was $835,783, which is down 5% from October 2024.
  • The year-to-date average now sits at $852,010, down 3.3% year-over-year and down from last month, $853,846.

 

Area Breakdown – Prices

  • Hamilton: $781,277 in October, down 4.5% year-over-year and down from $775,745 in September.
  • Burlington: $1,028,523, down 5% year-over-year and down from $1,056,475 in September.

New Listings

  • There were 1,778 new residential listings in October, up 9.5% compared to October 2024 and down from 2,188 in September.

  • Hamilton: 1,170 listings, down 3.3% year-over-year, and down from 1,392 in October.

  • Burlington: 375 listings, down 14.4% year-over-year, and down from 462 in October.

 



Inventory and Supply

  • Active inventory across the region ended the month at 3,782 listings, up 8.3% from October 2024 and down from 3,891 in September.
  • This represents 5 months of supply (the time it would take to sell all current listings at the current pace). That’s up 35.9% from last year and down from 5.03 months of inventory in September.

 

Area Breakdown – Inventory

  • Hamilton: 2,461 active listings, up 13.1% year-over-year, equal to 5.32 months of supply (up from 5.24 in September).

  • Burlington: 673 active listings, up 6% year-over-year, with 3.62 months of supply (down from 4.3 in September).

 



Days on Market

  • Hamilton: Homes took an average of 39 days to sell — a little less than September (40 days) and 7.8% longer than in October 2024.

  • Burlington: Homes averaged 42.2 days on market — longer than 35.7 days in September and 47.3% longer than last year.

 



Market Status

  • The overall Hamilton-Burlington region entered a Balanced Market, where between 40% - 60% of homes listed are sold.

  • In October 2025, the sales-to-listings ratio was 43%, meaning 4.3 homes sold for every 10 houses listed for sale.
