Market Overview - May 2026
Sales are up for the fifth consecutive month. That is the headline, and it matters. At the same time, May 2026 ranks among the slower spring markets on record for this region, so the month-over-month progress needs to be kept in context.
913 sales represents a 6.5% gain over April. New listings pulled back slightly. The average sale price crossed $862,000, essentially flat with May 2025. The market is grinding forward, not charging ahead.

Since the start of the year, we have seen consistent month-over-month gains in sales activity, and the 6.5 percent increase in May continues that positive trajectory. The MLS Home Price Index came in at $744,000 in May, up 0.8% from April and down 5.4% year-over-year. Prices are stabilizing at the index level even as the average sale price holds close to last year.

Burlington held its ground year-over-year almost exactly. Hamilton was softer, down 9.2% from last May, but still building on the momentum established through the first four months of the year.
Pricing Trends
The average residential sale price in May was $862,457, up from $843,512 in April and up slightly from $860,375 in May 2025.

The regional average is essentially flat year-over-year, which is a meaningful shift from the declines we saw through the first four months of 2026. Hamilton remains below last year's levels, down 2.9%. Burlington moved the other direction, up 6.2% year-over-year, which drove the regional average higher.
Month-to-month price movements will always fluctuate. Average sale price is best read as a trend indicator, not a precise valuation tool.

New listings are running significantly below last year's pace in both Hamilton and Burlington. That pullback in supply is one reason the SNLR improved to 46% despite sales also being below last year.

Active listings reached 3,466 by the end of May, up from 3,244 in April and down 9.4% from 3,828 in May 2025.

Months of supply ticked up to 4.8 from 4.5 in April as inventory continued to build. Hamilton at 5.0 months is the softest local condition in the region. Burlington at 3.9 months remains comparatively tight, consistent with its stronger pricing performance this month.
Days On Market
Homes are taking an average of 35 days to sell, down from 37 days in April

Properties are moving a touch faster than last month. The year-over-year. increase in both areas tells you buyers are still taking more time than they were a year ago. With more inventory available, that is not a surprise.

May 2026 SNLR: 46%, placing the market within Balanced Market conditions.
913 sales against 1,983 new listings puts the SNLR at 46%, up from 41% in April. That is a meaningful move towards the centre of balanced territory. The improvement comes from both sides and fewer new listings competing for buyers' attention.
Property Type Insights
Variation across property types and price ranges continues to be a theme.
Buyers have more flexibility than they have had in recent years, particularly where inventory has built up. Well-priced homes in strong locations are still getting attention and selling in reasonable timeframes.

Notable movements this month:
Burlington posted a 6.2% year-over-year price increase on essentially flat sales volume (226 vs 225). The strongest pricing story in the region this month.
Dundas prices rose 5.6% year-over-year (from $899,847 to $950,287) on steady sales volume. A quiet but solid result.
Ancaster sales dropped 27% year-over-year (49 vs 67) while average price held above $1,098,000. Volume is down, but the price floor is holding.
Grimsby saw a sharp price correction, down 24.8% year-over-year ($679,679 vs $904,022) on lower sales volume. Worth watching.
Cayuga prices dropped significantly on very low volume (7 sales). Small sample sizes in rural areas can swing averages considerably month to month.
West Lincoln average price fell from $1,044,500 to $806,783 year-over-year, also on low volume. Same caveat applies.
Year-To-Date Market Context
Five months into 2026, the picture is taking shape:
- Sales have increased every month since January, a consistent positive trend
- New listings are running well below last year's pace, tightening the supply side
- The regional average price is now essentially flat year-over-year after months of declines
- Inventory remains elevated compared to recent years but is below May 2025 levels
- Buyers still have more choice than they did in 2024, but the gap is narrowing
Local Market Observations
May gave us five consecutive months of sales gains and a regional average price that is now tracking flat with last year. That is progress. It is not a recovery in the traditional sense, but the direction is right.
The story heading into June is whether that momentum carries. New listings are down sharply from last year, which is keeping inventory from running away. If sales continue to build and new supply stays measured, the SNLR will keep moving toward the middle of balanced territory.
For sellers, the window is improving, but pricing discipline still matters. Hamilton at 5.0 months of supply is not a forgiving market for homes that come out too high. Burlington is tighter and showing it in the price numbers.
For buyers, the urgency that was absent for the past two years is starting to creep back in. Not dramatically, but the direction has shifted. If you have been waiting for the right time, the data is starting to suggest that time is getting closer.
