2025 Year in Review - At a Glance

The 2025 Real Estate Market across Hamilton and the surrounding area was shaped by economic uncertainty, higher interest rates, and cautious buyer confidence. Sales activity slowed significantly, inventory levels rose, and prices softened across all property types. With 8,996 sales and 21,141 new listings, the market settled into a Balanced Market, giving buyers more choice and reducing the pressure seen in previous years. While average prices declined year over year, values remain well above long-term historical levels, reinforcing the importance of a neighbourhood-specific approach when interpreting the data

 

What This Means for Buyers and Sellers in 2026

As we move into 2026, the market is enteringa period of transition rather than dramatic change. Conditions are expected to remain more balanced than the highly competitive markets of the past, but opportunities exist on both sides.

 

For Buyers

Buyers are starting 2026 with more leverage than they've had in several years. Higher inventory levels, longer days on market, and a months-of-supply figure of 4.52 (up from 3.31 in 2024) mean more choice, more negotiating power, and fewer bidding wars. With interest rates lower than they were at the start of 2025 and new federal and provincial incentives announced - such as the removal of HST on new homes up to $1 million for first-time buyers - many purchasers may find improved affordability compared to the past two years. However, pricing and competition can still vary significantly by neighbourhood and property type, making careful market analysis essential.

 

For Sellers

For Sellers, 2026 will continue to reward realistic pricing and strong preparation. While prices declined by an average of 5% in 2025, values remain above those seen five and ten years ago. Homes that are well presented and priced in line with current market conditions continue to sell, while overpricing often leads to longer days on the market and price adjustments. With buyer confidence gradually improving, sellers who align their expectations with today's market dynamics will be best positioned for success.
